Bunch of hucksters. Those songs are silly hard. Crash Into Me isn't all that easy either, as far as I'm concerned, but it is different for some people. I never had trouble with The Stone and it's pretty widely regarded as one of their tougher songs.

I learned Crash Into Me first, as well. I recommend getting all the chords down first. Get used to moving your 1 and 2 fingers, and keeping 3 and 4 planted on the same strings. Play the chords individually at first, using down strokes. Try this without looking at the fret hand. Feel it, and know where the sound comes from. It's a really easy song because your fingers only land on a couple of frets and the rest you leave open.
After that, it's just feeling the tempo and rhythm till you get it right.
Strumming comes very naturally to some people, me personally, I have to listen to the song like crazy and practice the hell out of it till I get it right.
Practice, practice, practice. And when your fingertips are bruised and hurt like hell, stretch out your hands and practice again.
When I first started playing, there were days where I couldn't pick anything up because my hands hurt so bad. Callouses will form, making your finger tips tougher. Keep your nails short on your fretting hand.

After you get that down, try songs like Grey Street, Too Much and Billies. They use the same (or similar) chords in different progressions. Billies is damn tough!!! But using these chords, and getting the mutes down perfectly, you'll kinda get Dave's style.
Have you tried using thin guaged picks?
I find that strumming and getting a really aggressive mute comes a lot easier with thin picks.
